FOR BUYERS
A standard home inspection won't tell you much about the HVAC system. We will. We check performance, equipment age, and component condition and we'll tell you what's likely to need attention and roughly what it'll cost. That's information you can negotiate with.
FOR SELLERS
HVAC problems have a way of killing deals or showing up as last-minute repair credits. A pre-listing inspection lets you know what's there before the buyer's inspector finds it — so you can fix it, disclose it, or price accordingly.
WHAT WE INSPECT
We test and document the full system: cooling and heating performance, electrical components, airflow, drainage, and overall equipment condition. At the end, you get an honest opinion on what shape it's in and what to expect from it going forward.
THE REPORT
You'll receive a written inspection report covering everything we checked, with plain-language findings and a straight summary of the system's overall condition. If you have questions after reading it, call us. We'll walk you through it.
